Dilworth Mountain

Dilworth Mountain is one of the most central neighbourhood in the City making it a wonderful place to raise a family. Living on the mountain means nature is right next door. There are five parks on the mountain and it’s common to see wildlife like birds and deer. Glenmore and Central City provide all the amenities those living Dilworth Mountain need, just a short 5 minute drive or less from home.

Kettle Valley

The Village of Kettle Valley is a unique community just a short drive up Chute Lake Road from the Lower Mission, within the larger Upper Mission neighbourhood. It was developed around a central greenspace which contributes to the communities dozen parks. Many of the homes in Kettle Valley feature architectural design with traditional influences and homes along the Western boundary offer stunning 180-degree views of Okanagan Lake.

Kettle Valley is home to Chute Lake Elementary school and th current middle/high school is just minutes away in the Lower Mission neighbourhood. The new Crawford Falls Middle School will be under construction soon, also just next door. There is a small retail and commercial centre at the heart of the village with a restaurant. There are plans for the development of additional commercial space in The Ponds development at the Southeastern edge of the Upper Mission, just a 3-minute drive away. Until then, all the other amenities including: shopping, banking, restaurants, coffee shops, and more, are just a quick 10-minute drive away in the Lower Mission neighbourhood.

Upper Mission

The Upper Mission is the Southernmost neighbourhood in the City of Kelowna and therefore offers a tranquil community with little through traffic that is highly sought after. It encompasses the land South of Barnaby Road where there is a junction with Lakeshore Road and Chute Lake Road, from the lakeshore on the West to Bellevue Creek on the East, and up the hillside to the South where residential development is expected to continue for many more years. This neighbourhood truly backs onto the backcountry (fishing lakes, hiking, snowshoeing, mountain biking, hunting, ATV and snowmobile trails), sitting at the edge of Kuiper’s Peak and not far from Myra Canyon, Okanagan Mountain Park, and Little White Mountain. It’s the perfect place for families or anyone that wants to be active outside. The Upper Mission has plenty of greenspace with more local parks, mountain parks, and regional parks. Just a little ways up the Bellevue Creek are the picturesque Crawford Falls, after which the areas soon to be built middle school has been named.

Rutland

 

Rutland is a large neighbourhood about a 10-minute drive up Highway 97 from Downtown Kelowna. It is transected by Rutland Road and Highway 97, North-South and Old Vernon Road, Highway 33, and Springfield Road, East-West. While there is significant rise from the Western part of the neighbourhood moving East, most properties have level land, with only a few built along the hillside. Rutland is surrounded by the fields and orchards of Ellison, the hills of Black Mountain, and the backcountry. Rutland is the most affordable neighbourhood in Kelowna with a variety of housing including large estates, modest sized homes with larger lots and some with smaller lots, duplexes, multiplexes, townhouses, apartments, and even a few low rise condominiums. Most of Rutland is calm and quiet, the perfect to raise a family. It provides easy access to rest of the city and is only about a 10-minute drive from the Kelowna airport.

Rutland is home to five elementary schools, one middle school, and one secondary school. There are two dozen parks including three ball diamond parks, a large soccer field, and the large Ben Lee Park that offers plenty of open greenspace, a skate park, and waterpark with a concession during the summer months. For those that prefer the beach, it’s no more than 20-minutes from Okanagan Lake and about the same to Woods Lake and Ellison Lake in neighbouring Lake Country. Rutland is home to the Kelowna Family Y which offers numerous recreational activities and the Rutland Twin Arena. The neighbourhood has a central shopping zone with all the amenities you need from: shopping, banking, restaurants, coffee shops, and professional offices. In addition to the two grocery stores uptown, Rutland also borders the North end of the Central City neighbourhood making it a short drive to Real Canadian Superstore and Costco!

Beach Avenue is a beautiful neighbourhood in Peachland along the Western shores of Okanagan Lake, just South of the West Kelowna. It varies from quiet and calm neighbourhood at the North end of Beach Avenue to a more energetic, town centre as you get to the lakeside Downtown Peachland. The North end is made up of mostly luxury waterfront and lake view properties and luxury condominiums, while the South end is the Peachland amenities hub with numerous shops, restaurants, a public wharf, the marina, and a boat launch.

Westbank consists mainly of the Highway 97 corridor that runs through the City of West Kelowna and the Westbank First Nation lands in the area. It stretches from the top of Bridge Hill, South all the way to Downtown West Kelowna. To the East it borders the neighbourhoods of Rose Valley, Shannon Lake, and Smith Creek. To the West it borders the neighbourhoods of Lakeview Heights, Mission Hill, and Gellatly.

The Gellatly neighbourhood begins on the Western shores of Okanagan Lake and meanders up the mountainside towards Downtown West Kelowna. It is home to several beaches and parks, and the West Kelowna Yacht Club making it the perfect neighbourhood for beach lovers and avid boaters. Along the waterfront, you can also enjoy a peaceful walk or bike ride on the beautifully landscaped pathway. 

Glenrosa

Glenrosa is a quiet neighbourhood at the Southwestern boundary of West Kelowna. It is bordered by Glen Canyon to the North and the Downtown West Kelowna and Gellatly neighbourhoods to the East. To the South and East, Glenrosa is surrounded by forested mountains providing easy access to the backcountry. Homes in Glenrosa range from rural acreages to more typical suburban family homes. Properties are mature with tall pine and fir trees and many offer wonderful city, mountain, and lake views.

Glenrosa is home to two elementary schools and one middle school. High school students travel the short distance to Mt Boucherie Secondary. The neighbourhood has limited amenities with just a convenience store located in the lower elevations, but Glenrosa is still just a 5-minute drive into Downtown West Kelowna and Westbank where you'll find all the amenities you need including: shopping, banking, restaurants, coffee shops, medical facilities, professional buildings, and more!

Oyama

 

Oyama is a rural neighbourhood encompassing many orchards, vineyards, acreages and farms and is surrounded by lakes and mountains. At one time Highway 97 passed right through but it now bypasses the neighbourhood of Oyama creating an even greater sense of tranquility. Oyama is a great neighbourhood for anyone looking for a little more space and privacy but remaining close to the city. It's also the perfect place if you want to be near the lake as it sits in between and surrounding Kalamalka Lake and Woods Lake.

Lower Mission

The Lower Mission is situated at adjacent to Okanagan Lake just a short drive from Downtown. The Lower Mission is home to 3 of Kelowna’s top beaches and numerous other beach access areas. The Lower Mission is a highly sought after neighbourhood in part because it has many larger, flat lots, with mature surroundings, but also because of its central location and excellent selection of amenities nearby.

Pandosy / KLO

Pandosy/KLO isone of the oldest neighbourhoods in the city. Just South of Downtown it stretches from Mills Creek at the North to the Lower Mission neighbourhood (at KLO Road) to the South and from Okanagan Lake East to Benvoulin Road. While several properties have been updated in recent years, you’ll still find rows of charming older homes along mature tree lined streets with back alleys in between. There are numerous condominium buildings in the area as well with several more under construction. This neighbourhood is home to well over a dozen parks and over a dozen beaches and lake access points.

Pandosy/KLO has three elementary school, a middle school, and is the location of Kelowna’s largest secondary school. It is a bustling neighbourhood made up students, families, and retirees. It is home to the Kelowna Hospital, the UBC Okanagan Faculty of Medicine, Okanagan College, and a dozen professional buildings offering a variety of medical services, health and wellness, accounting, legal, and more. The Pandosy Road corridor which starts downtown Kelowna and extends south until it turn into Lakeshore Road as it enters the Lower Mission neighbourhood has many independent shops, pubs and restaurants offering a variety of cuisine including: Mexican, Indian, Thai, and all out Canadian (Canadian Brewhouse), and of the amenities you could need. There are also many opportunities to live within walking distance to all.
